Problem with Zoom in 3D mode

Problem with Zoom in 3D mode

I have imported plot plan and I did build model in Evo.
It was zooming nice and smote however last few days I can't zoom in "all the way" to the position where I require.
It is zooming fine from very far but as I approaching to my location it is slowing down and regardless how much I turn mouse well it is not moving.
If I pan view and approach to my location from other side I can get to my location but zooming is very "jumpy". Scene is moving a lot with only one mouse turn (click).
I looked in to the file and could not see "far objects" in it.
How I can get my zoom properly working in this file, please?

It may be a problem with the rotational axis in 3D.
Set the rotation point by Control + Centre Click (I think that's correct) to near where you're panning to.
